It happened three years ago, in October.  I had to suffer from hives and face edema for the first time.  My face had swollen so much then (my face was blowing up like a balloon); but instead of running to an emergency room and take steroids (i have become quite allergic to Benadryl), I did otherwise.  Here are some of the three things I did at Yoga Brisbane to self-heal: by increasing blood circulation through the Sharsasana or the head pose twice every day, for 10 minutes each; and two, by doing Asana every day. My face, after doing those Yoga routines has, quite astonishingly, regained its normal shape after a two-week period.

Pending homes sales has risen over the last few months up about 6% since April and over 22% since April of 2009. This upward swing is good news for a failing real estate market and good news for Augusta GA real estate . The last couple of years have been horrible for home owners trying to sell their homes without losing money and it has been very difficult on local realtors. Some realtors who were not busy have returned to old jobs or are fighting to stay alive in this market.

There have been good signs though that some of the worst is behind us. Markets are showing an increase in pending sales and the government has added incentives to try and lure the potential home buyer to get off the fence and make the purchase. The mortgage rates have stayed low and seem to be going even lower, which will help with purchases since the government tax credit has now expired. Having mortgage rates low will go along way in helping with the real estate market recovery and help the market to sustain itself without having to rely on government help.

Augusta Georgia has been affected just like any other city, but as the nation turns around the Augusta market will too. 2010 Challenges For Housing Market

"What are the 3 biggest challenges we are going to face in the 2010 housing market?" A good friend and VP at SunTrust Bank, Bill Peele, asked me this very question at lunch today. My reply was as follows:

1) Unemployment over 10% and around 20% if you account for the “Under-employed” or those who have given up looking.

2) Fannie Mae and Freddie Mac are still in trouble receiving over $500 billion dollars of Bail out money.

3) Payment Option ARMs are due to reset within the next 2 years with most borrowers being unable or unwilling to take on a higher payment.

You can read more information from NG Realty Group and stay up to date with market news. I feel that Challenge #3 is the biggest problem of the 3 numbered challenges. Subprime mortgages almost brought down the country and financial system in 2007 and 2008 followed closely by Alt-A Mortgages (No Documentation, Stated Loans, and Little Documentation loans). This year starts the massive challenge of dealing with the Payment Option ARM loans or the so called “Pick a Payment Loan” that Wachovia was still running commercials on television in late 2008. If you are unfamiliar with this type of loan, the borrower gets a choice of whether they want to make a full payment, an Interest Only payment, or a “Minimum monthly payment”. The Minimum monthly payment is the MAJOR issue as in most cases it was 1%-2% of the loan amount which in turn leads to negative amortization which increases the mortgage balance instead of decreasing it. 90 Day Rule and FHA

Real estate investors and the Realtors that work with them are very familiar with what is commonly known as the the 90 day rule which prohibits FHA financing on a property that the current seller has owned for less than 90 days. HUD had relaxed the 90 day rule for one year beginning February 1, 2010 to assist in the sale of foreclosed homes.

As a buyer, you may be asking what does this mean to me? It allows a buyer that is using FHA financing to now buy a home that a real estate investor has recently bought then remodeled and put back on the market for sale without having to wait for the 90 day time period to expire.

I regularly work with investors in the Augusta Georgia area www.viewaugustahomes.com that will buy a REO or bank owned property and invest tens of thousands of dollars into a remodel before placing it back on the market for resale, most of the time below market value for a quick sale. Experienced investors can have a home completely remodeled and ready to be sold in 30-45 days, which can cause a time period of up to 60 days that a great home was available but could not be purchased by FHA buyers. 

Of course there will still be conditions that must be met to ensure there is no type of fraud involved in the transaction. Legitimate investors that do quality remodels welcome these conditions and should have no problems meeting them.

Chapel Hill Year End Report

I am happy to report that the 2009 Chapel Hill real estate market ended on a high note. Overall all, while sales were still down, they were down much less than the 25% decline we saw in 2008 and thankfully prices held their own.

As the year ended, www.teamjodi.com saw:

  • Closed sales decline 8.1% (rather than 12% at the end of November),
  • Median prices were up 2.7%,
  • Average prices declined 1.6%, and
  • Days on market increased from 83 to 97.

While it took longer to get homes sold, most houses did sell and prices did not erode significantly.  I take this as success in a difficult time. I am looking forward to a robust 2010 as our economy begins to improve.

How fast is realistic weight loss?

Not only does the diet restrict calories, and types of foods, it also wants you to drink coffee or tea at every meal, and only 4 cups of water beyond that to lose weight fast and easy. To me that that does not sound like a healthy diet program. Number one, I drink much more water than that every day. I need more water than that. Number 2, I try to avoid caffeine when possible. So, I wouldn't think this is the best way to lose weight fast. I don't need caffeine to fuel my body.

Real Estate Finance Made Easy With Subject To Options

If you've been investing in real estate for any period of time, you probably know about, or hopefully have even used "subject to" and "option contracts" in your real estate investing activities.

On their own, both of these strategies have tremendous merit, but if you want to ninja supercharge your real estate investing, you need to read this article and learn how to blend those two strategies together and start using "sub-to options" to invest with.

Real estate deals can be financed in any number of ways, but one of our favorite real estate financing strategies is to negotiate a subject to option.

A subject to option has a huge advantage over other forms of option, primarily because with a subject to option, financing is not an issue, and neither are holding costs.

When you take a property subject to you are taking title to the property (or in this case getting the right to take title to the property) subject to the existing mortgage or financing on the property.

Sometimes, you may here this referred to as a wrap or AITD (All Inclusive Trust Deed) type strategy.

In these deals, you dont need financing to take title, because you are just promising to

Anyone who reads our real estate investing materials and courses knows that we're huge fans of real estate option contracts.

But, not everyone completely understands how get the most from your real estate investing when using this wonderful tool.

Options basically give you the right to buy a piece of real estate for a fixed price for a fixed period of time.

You can buy the property any time during the option period, but when the option expires, you have nothing, and you lose any funds you put up to acquire the option.

Many people use options when wholesaling real properties (buying low with the intent to flip for a slightly higher price to another real estate investor).

However, options are not limited to wholesale deals. Real estate option contracts can also be used to acquire an equitable interest in a property that you plan to market and sell to an end user buyer.

We are often asked, "What is the fastest possible way to make money with real estate investing?"

Our answer is always the same, and it's a strategy we use all the time in our own real estate investing, even though we've been investing in real estate for years.

The hands-down, no argument, absolute fastest way to make money in real estate is through buying a property low, at a great price, and then flipping it off to another real estate investor who can still sell it at a profit.

Some real estate gurus refer to this as wholesaling because you are going into the property up front with the idea that you may not sell it to an end buyer.

That is, many wholesale properties are acquired by one real estate investor and sold to another real estate investor who plans to resell the property to someone who plans to live in the property and use it as their home.

Wholesaling real estate is not a lot different from wholesaling anything else.

The trick is to buy at the right price, which means you really need to know the value of properties before you start your wholesale buying program.
